Meet the prerequisites
Be at least 18 years old, pass a criminal background check. Applicants must be Mississippi residents at least 18 years old at the time of application. There is no formal fingerprint-based background check process described in the application materials; instead, applicants must disclose under oath (notarized affidavit) any criminal convictions, judgments, license revocations/suspensions in any state, and bankruptcies, and must submit photographs (full-face and profile). Three business-reference letters and three real-estate-owner recommendation signatures (all non-relatives) are also required, along with sponsorship by a licensed Mississippi broker who signs an affidavit vouching for the applicant. Complete approved training
Complete 60 hours of training at a state-approved program. Applicants must complete 60 classroom hours of real estate courses from a college/community college or an MREC-approved pre-license education provider before sitting for the exam. A 3-semester-hour college real estate course is generally treated as equivalent to 45 classroom hours. After licensure, 30 hours of Post-Licensing education must be completed within 12 months of the temporary license's issuance. [1]

Pass the Real Estate Salesperson Examination (General and State portions) (fee: $75). General portion: 80 questions/2.5 hrs, pass at 70% (56 points); State portion: 40 questions/1.5 hrs, pass at 75% (30 points) The $75 fee covers both exam portions regardless of whether 1 or both are taken in a sitting (retakes are also $75). Both portions must be passed within the same 2-month eligibility window following application approval; after 2 failed state-portion attempts, a 3-month wait is required before reapplying. [1]

There is no separate application fee -- the $100.00 fee submitted with the Resident Salesperson License Application covers the full application/license. Effective July 1, 2024, the renewal fee also decreased to $100.00 per two-year renewal period (from $120.00). A 100% penalty applies to late renewals.
Renewal & continuing education
Renew every 2 years. 16 continuing education hours required per cycle.
Per the Mississippi Real Estate License Law, the 16 clock-hour continuing education requirement applies to each two-year license renewal, and excess hours do not carry over except up to 6 CE hours completed in the final 3 months of a cycle, which may carry forward into the next cycle. Licensees who completed the 30-hour post-license course are exempt from the 16-hour CE requirement for their very first renewal. An exemption from CE exists for licensees 65+ who have held a Mississippi license for 25+ years.
Reciprocity
Endorsement/reciprocity from another state is available.
Mississippi offers 'license-for-a-license' reciprocal agreements with select states: applicants holding an active license in a state with a current reciprocal agreement in force may be exempt from the Mississippi exam, and may even use pre-license education approved by their home state (rather than MREC-approved providers) if that state has approved both the courses and provider. The PSI candidate bulletin notes reciprocal agreement terms 'vary' by state and directs applicants to contact the Commission for specifics on their situation, since MREC does not publish a single master list of reciprocal states on its site. A separate Non-Resident/Reciprocal Salesperson License Application form exists for out-of-state licensees.
