    Meet the prerequisites

    120 hours of Division-approved pre-licensing education (see training); NRS 645.330 requires a good reputation for honesty, trustworthiness and integrity, no material false statements on the application, and passage of the exam, but does not itself set a numeric minimum age., pass a criminal background check. All applicants must submit a signed fingerprint background waiver and fingerprints through a Division-approved vendor (fingerprints expire after 2 months) for a criminal history background check. Nevada's licensing statute (NRS 645.330) does not state an explicit numeric minimum age for applicants, unlike most states; general contract/majority age (18) applies but was not found stated as a licensing-specific figure on the Division's own pages or in the statute text itself.     Complete approved training

    Complete 120 hours of training at a state-approved program. 120 hours total: 45 hours (or 3 college credits) Real Estate Principles; 45 hours (or 3 college credits) Real Estate Law (must include 18 hours of Nevada law); 15 hours of Contracts in Real Estate Transactions; and 15 hours of Agency (including 3 hours on the broker-agent relationship and 3 hours of risk reduction). Licensed out-of-state applicants using the reciprocity pathway are not required to take the Contracts or Agency courses. [1]

    Nevada Real Estate Salesperson Examination (national and state portions)

    Pass the Nevada Real Estate Salesperson Examination (national and state portions). Effective July 29, 2025, candidates must register and pay for the exam through the Nevada Real Estate Division's own secure portal before Pearson VUE will issue an Authorization to Test; the Division's published materials (Testing page, Informational Bulletin 41) do not state a fee amount, so it is recorded as null rather than guessed. Nevada does not charge a separate application fee; the $140 Salesperson license fee covers original issuance. The $195 renewal fee is the same for both the first renewal (after 1 year) and subsequent renewals (every 2 years thereafter).

Renewal & continuing education

A new salesperson's original license is valid for a one-year period ending on the last day of the month it was obtained, and the FIRST renewal requires 30 hours of post-licensing education (or, for licensees exempt from post-licensing under NAC 645.4442(2) such as those with proof of licensure in another state, 36 hours of continuing education instead). Every renewal thereafter is on a 2-year cycle and requires 36 hours of continuing education (3 Agency, 6 Contracts, 3 Ethics, 3 Law & Legislation, 3 Risk Reduction, 18 General), at least 18 of which must be live instruction.

Reciprocity

Endorsement/reciprocity from another state is available.

Nevada offers reciprocity for a Salesperson license only (not broker) to applicants holding a current Salesperson license or higher in: California, Connecticut, District of Columbia, Florida, Maine, Maryland, Michigan, Minnesota, New Jersey, New Mexico, New York, North Dakota, Ohio, Oregon, Pennsylvania, Rhode Island, South Dakota, Tennessee, Virginia, and Wyoming. Qualifying applicants still submit a certified license history, fingerprints, and must pass the Nevada state portion of the exam (the national/general portion is waived).
