How to get licensed

    Meet the prerequisites

    Be at least 18 years old, pass a criminal background check. Per Wis. Admin. Code REEB 12, an applicant must be 18 years of age or over. Following 2013 Wisconsin Act 288 (effective 4/18/2014), applicants must disclose felony convictions and certain pending charges on DSPS's Convictions and Pending Charges form; certain felony convictions can bar or delay licensure depending on how recently the confinement portion of the sentence ended. This is a self-disclosure/records-check process rather than a fingerprint-based background check. [5]

    Complete approved training

    Complete 72 hours of training at a state-approved program. Applicants must complete the Board-approved 72-hour pre-license program for Salespersons within 4 years before submitting the license application, OR (per Wis. Stat. 452.09(2)(a)) complete 10 academic semester-hour credits in real estate or real estate-related law from an accredited institution of higher education, which the Board may accept as a waiver of the 72-hour program.     Pass the Wisconsin Real Estate Salesperson Examination (fee: $65). Per Pearson VUE's Real Estate Candidate Handbook, the examination fee is $65, paid at the time of reservation. [2]

Per DSPS's current fee schedules: the initial credential fee for Real Estate Salesperson (effective for applications submitted on or after 7/1/2021) is $60, and there is no separate license-issuance fee. The biennial renewal fee (due 12/14 of each even-numbered year) is $75, rising to $100 with a late fee.

Renewal & continuing education

Renew every 2 years. 18 continuing education hours required per cycle.

Renewal is required by 12/14 of each even-numbered year (Wis. Stat. 440.08(2)), a biennium running 12/15/even to 12/14/even. For the 2023-2024 and 2025-2026 biennia, license holders must complete 18 hours of Board-approved continuing education: 12 hours of mandatory content and 6 hours of elective content, from courses pre-approved by the Real Estate Examining Board. A licensee issued their original/initial license after October 1 of an even year is exempt from CE for that one immediately-following renewal cycle only.

Reciprocity

Endorsement/reciprocity from another state is available.

Wis. Stat. 452.05(3) allows the Real Estate Examining Board to enter reciprocal agreements with other states/territories for licensing brokers and salespersons. Separately, applicants who have held a Salesperson license in another state within the past 2 years ("Endorsement Applicants") may satisfy Wisconsin's education requirement with a shorter Board-approved 13-hour pre-license program (instead of the standard 72-hour program), or with the same 10-academic-credit alternative available to all applicants. There is no interstate real estate licensure compact.
